Baseline

AI test fits for commercial interiors

A test fit and a budget number, before lunch, not next week.

Drop in the existing-conditions drawing or describe the space. Baseline draws the plan with rooms, doors and windows, prices it by trade, and hands you a PDF and a DXF that opens in AutoCAD.

Built for general contractors and their estimators. Baseline is invite-only while we run a small pilot.

A test fit drawn by Baseline An L-shaped office suite wrapped around the building core, drawing itself: the existing core first, then walls, windows, seven offices and a corner conference room on the window walls, phone rooms, a wellness room, a break room, reception off the elevator lobby, support rooms on the interior, workstations on the open floor, then doors, labels and the budget estimate. A 3,300 sq ft suite wrapped around the building core, as Baseline draws it: offices and the conference room on the windows, support rooms on the interior, reception off the elevator lobby.

How it works

Three steps, one conversation.

1

Give it the space

Drop the existing-conditions drawing on the page, or say what you have: "a 4,000 square foot suite, six offices, a conference room, a break room." Baseline reads the printed dimensions and confirms the scale with you.

2

Baseline draws the test fit

Offices and the conference room take the windows. The break room gets the best spot left. Restrooms, storage and IT go to the interior. Every room has a door onto the open floor, and the plan tells you what it decided and why.

3

Change it in plain words, then send it

"Move the conference room next to reception." "Make Office 2 bigger." Drag a room and it snaps to its neighbours. When it reads right, download the PDF and the DXF, with the estimate.

What you get

What leaves Baseline with you.

The plan

A clean floor plan on a titled sheet: rooms, doors, windows, dimensions, areas. Conceptual, drawn to scale.

The budget estimate

Priced by trade per square foot, at a standard finish level, with the lines shown so an estimator can see where the number comes from.

The PDF

For the client meeting, the email, the folder.

The DXF

Opens in AutoCAD with the rooms and walls on their own layers, so the test fit becomes the start of the real drawing instead of a sketch to redraw.

What it is, and what it is not

A test fit, drawn the way an estimator would draw it.

Baseline was built with a working general contractor, and its rules are a contractor's rules: which rooms get the windows, how small a restroom can be, when a hallway is worth its square footage, what a leftover corner is for. The plan shows its reasoning so you can argue with it.

It is a test fit and a budget number. It is not a construction document, and the estimate is not a bid.

Plans are for conceptual purposes only. Actual dimensions, fixtures and finishes may vary. For final design and construction documentation, consult a licensed architect.

That line prints on every sheet Baseline makes.
